Pre-Purchase Homebuyer Education and Counseling
Our pre-purchase programs assist borrowers looking to purchase a home. Some may be current homeowners looking to either upgrade or downsize, while others are first time homebuyers interested in understanding the entire homebuying experience from saving for a down payment to loan closing. There are other households attempting to re-enter the housing market after mortgage challenges, including foreclosure during the Great Recession. Homebuyers learn terminology involved with real estate purchases, how to better understand paperwork and loan documents, and to recognize their rights and responsibilities during the purchase process as well as the ongoing homeownership experience.
Pre-Purchase Financial Review and Analysis - Provides initial review of budget, savings, current consumer obligations, credit report and score review and Action Plan development.
Pre-Purchase Counseling - Follows the pre-purchase financial review and analysis and includes Action Plan follow up. Counseling interaction can continue for 30 days up to 18 months depending on homebuyer need.
Pre-Purchase and First-Time Homebuyer Education - A certification class is required for processing of some loan products and down payment assistance programs.
Post-Purchase Homebuyer Education and Counseling
CAF’s Post-Purchase programs are divided in non-delinquency and delinquency issues. This service helps homeowners address changing circumstances in their household’s financial situation.
Home Maintenance and Financial Management for Homeowners - Education addresses actual home maintenance issues to lower homeownership costs and expenses. Financial management helps homeowners address issues and challenges related to non-mortgage credit and debt management, allowing for ongoing stability in the housing situation.
Mortgage Delinquency and Foreclosure Mitigation - If you are experiencing problems making your mortgage payments, CAF can assist you to resolve the problem with your lender. Our housing counselors assist clients who are facing foreclosure by seeking resolution through repayment plans, loan modifications or other available options. We also assist delinquent homeowners to understand their rights and responsibilities during the resolution process.
Reverse Mortgage (HECM) Counseling - Homeowners 62 years of age and older may be eligible for specialized mortgages known as Reverse Mortgages. Program participants benefit from individualized counseling, no wait times for appointments, and experienced and knowledgeable counselors.
