This is up roughly 41% from June last year when foreclosure activity remained at an exceptionally low level due to the pandemic-related moratorium on foreclosures. The Biden administration’s final extension of the moratorium ends on July 31, 2021. (Note: The deadline to request mortgage payment forbearance has also been extended to September 30, 2021.)
It is also worth noting that foreclosure filings were up approximately 20% between May and June. This is a substantive increase compared to the roughly 8% decline in foreclosure filings between April and May. 50 State Foreclosure Rates
As just noted, foreclosures are on the rise compared to last month and last year. Read on for May foreclosure rates for all 50 states, plus the District of Columbia, beginning with the state with the lowest rate of foreclosure filings per housing units.
District of Columbia
Ranking in population above the country’s two least populated states – Vermont and Wyoming – Washington, D.C. had seven foreclosures in June. With a total of 315,176 housing units, the District’s foreclosure rate was one in every 45,025 households. putting it in the same position as May, but this time in between Kansas (#47) and West Virginia (#46).
50. Montana
Montana, the 44th most populated state, replaces South Dakota to claim the 50th spot in June. With seven foreclosures out of 510,180 housing units, Montana’s foreclosure rate for June was one in every 72,883 homes. The counties with the most foreclosures per housing unit were (from highest to lowest): Rosebud, Lincoln, Lake, Yellowstone, and Cascade.
49. Vermont
The 49th least populated state holds on to its 49th ranking for foreclosure rates from May. Of Vermont’s 334,999 housing units, five homes went into foreclosure in June for a foreclosure rate of one in every 67,000 households. Only four counties in the state had foreclosures. The counties with the most foreclosures per housing unit were (from highest to lowest): Orleans, Bennington, Windham, and Rutland.
48. North Dakota
North Dakota’s foreclosure rate is one in every 53,295 homes. That puts the fourth-least populated state – with a total of 373,063 housing units and seven homes in foreclosure — in 48th place. Only four counties in the state had foreclosures. The counties with the most foreclosures per housing unit were (from highest to lowest): Stark, Ward, Williams, and Cass.
47. Kansas
Kansas ranks 35th in population and has 1,273,297 homes. A total of 25 housing units went into foreclosure in June, making the state’s foreclosure rate one in every 50,932 households. The counties with the most foreclosures per housing unit were (from highest to lowest): Clark, Rush, Pratt, Labette, and Marion.
46. West Virginia
The 38th most populated state, West Virginia, has 892,182 homes, of which 25 went into foreclosure in June. That means the foreclosure rate was one in every 35,687 homes. The counties with the most foreclosures per housing unit were (from highest to lowest): Lewis, Roane, Wayne, Wyoming, and Mcdowell.
45. Colorado
The 21st most populated state ranked 45th for foreclosures in June. Of its 2,386,475 housing units, 68 went into foreclosure, making for a foreclosure rate of one in every 35,095 homes. The counties with the most foreclosures per housing unit were (from highest to lowest): Teller, Alamosa, Washington, Logan, and Clear Creek.
44. South Dakota
South Dakota moved from the 50th to 44th spot between May and June, with 12 homes going into foreclosure in June compared to two in May. With 388,569 total housing units, the fifth least populated state’s foreclosure rate was one in every 32,381 households. The counties with the most foreclosures per housing unit were (from highest to lowest): Jerauld, Hanson, Hutchinson, Codington, and Minnehaha.
43. Washington
Ranked 13th for the most populated state, Washington came in at 43rd place for foreclosures. It has 3,106,528 housing units, of which 96 went into foreclosure, making the state’s foreclosure rate one in every 32,360 households. The counties with the most foreclosures per housing unit were (from highest to lowest): Ferry, Asotin, Mason, Cowlitz, and Okanogan.
42. Idaho
The 39th most populated state lost a bit of ground, with 23 homes going into foreclosure in June compared to 16 in May. With 723,594 total housing units, the state’s foreclosure rate was one in every 31,461 households. The counties with the most foreclosures per housing unit were (from highest to lowest): Shoshone, Minidoka, Cassia, Idaho, and Canyon.
41. Nebraska
Ranking 37th for population, Nebraska improved its position substantially, moving from the 15th spot in May to the 41st spot in June with a foreclosure rate of one in every 29,910 homes. With 837,476 housing units, the state had 28 foreclosure filings in June compared to 74 in May. The counties with the most foreclosures per housing unit were (from highest to lowest): Frontier, Madison, Box Butte, Keith, and York.
40. Minnesota
Ranked 22nd for the most populated state, Minnesota came in 40th in June. It has 2,438,203 housing units, of which 104 went into foreclosure, making the state’s foreclosure rate one in every 23,444 households. The counties with the most foreclosures per housing unit were (from highest to lowest): Wright, Stevens, Rock, Pennington, and Wadena.
39. Oregon
The 27th most populated state was 39th for foreclosures. Of its 1,768,901 homes, 77 went into foreclosure, making for a foreclosure rate of one in every 22,973 homes. The counties with the most foreclosures per housing unit were (from highest to lowest): Grant, Umatilla, Baker, Yamhill, and Polk.
38. Oklahoma
Oklahoma significantly improved its ranking from last month, moving from the 10th spot to the 38th spot. With housing units totaling 1,731,632, the 28th most populated state saw 80 homes go into foreclosure in June (compared to 174 in May) at a foreclosure rate of one in every 21,645 homes. The counties with the most foreclosures per housing unit were (from highest to lowest): Harmon, Jefferson, Major, Muskogee, and Pawnee.
37. Virginia
The 12th most populated state held on to the 37th spot with 181 homes going into foreclosure in June. With 3,514,032 total housing units, the state’s foreclosure rate was one in every 19,415 households. The counties with the most foreclosures per housing unit were (from highest to lowest): Norton City, Emporia City, Buena Vista City, Bath, and King And Queen.
36. Michigan
Ranking 10th for population, Michigan took the 36th spot in June with a foreclosure rate of one in every 19,071 homes. With a total of 4,596,198 housing units, the state had 241 foreclosure filings. The counties with the most foreclosures per housing unit were (from highest to lowest): Gladwin, Saginaw, Shiawassee, Osceola, and Midland.
35. Arkansas
Ranked 32nd for the most populated state, Arkansas came in 35th place for foreclosures. It has 1,370,281 housing units, of which 74 went into foreclosure, making the Natural State’s June foreclosure rate one in every 18,517 households. The counties with the most foreclosures per housing unit were (from highest to lowest): Grant, Lonoke, Lincoln, Garland, and Scott.
34. Tennessee
With 163 of its 2,963,486 homes going into foreclosure in June (compared to 102 in May), Tennessee lost some ground, moving from the 41st to 34th spot and its June foreclosure rate coming in at one in every 18,181 households (compared to one in every 29,054 households in May). In the 16th most populated state, the counties with the most foreclosures per housing unit were (from highest to lowest): Lake, Haywood, Houston, Benton, and Lincoln.
33. Utah
Utah held on to the 33rd spot in June. Of the Beehive State’s 1,087,112 housing units, 60 homes went into foreclosure, making the 31st most populated state’s foreclosure rate one in every 18,119 households. The counties with the most foreclosures per housing unit were (from highest to lowest): Rich, Duchesne, Juab, Emery, and Uintah.
32. Wisconsin
Wisconsin improved its position compared to May, moving from the 22nd spot to the 32nd spot. With 155 foreclosures out of 2,694,527 total housing units, the 20th most populated state’s foreclosure rate was one in every 17,384 households in June. The counties with the most foreclosures per housing unit were (from highest to lowest): Buffalo, Ashland, Iowa, Price, and Wood.
31. Wyoming
Ranked the least populated, Wyoming also improved its ranking between May and June, moving from the 18th spot to the 31st. With 276,846 housing units and 16 homes in foreclosure, the state’s foreclosure rate was one in every 17,303 households. The counties with the most foreclosures per housing unit were (from highest to lowest): Crook, Johnson, Lincoln, Sweetwater, and Campbell.
30. Kentucky
With a total of 1,983,949 housing units, Kentucky saw 117 homes go into foreclosure in June. That put the foreclosure rate for the 26th most populated state at one in every 16,957 households. The counties with the most foreclosures per housing unit were (from highest to lowest): Martin, Hardin, Johnson, Leslie, and Pulaski.
29. New Hampshire
The 41st most populated state, New Hampshire, ranked 29th for the highest foreclosure rate in June. Of 634,726 homes, 41 went into foreclosure, making for a foreclosure rate of one in every 15,481 households. The counties with the most foreclosures per housing unit were (from highest to lowest): Cheshire, Coos, Hillsborough, Merrimack, and Rockingham.
28. Pennsylvania
Pennsylvania, the fifth most populated state, stayed relatively flat in its ranking compared to May. A total of 383 housing units out of 5,693,314 homes went into foreclosure in June, making the state’s foreclosure rate one in every 14,865 households. The counties with the most foreclosures per housing unit were (from highest to lowest): Pike, Carbon, Monroe, Luzerne, and Wayne.
27. Mississippi
In Mississippi, the 33rd most populated state, there were 92 foreclosures out of 1,322,808 housing units. That put the June foreclosure rate at one in every 14,378 homes. The counties with the most foreclosures per housing unit were (from highest to lowest): Attala, Marion, Humphreys, Lincoln, and Benton.
26. Massachusetts
The 15th most populated state, Massachusetts, held its general place in the middle of the pack, ranking 26th in June. Of its 2,897,259 housing units, 207 went into foreclosure, making for a foreclosure rate of one in every 13,996 homes. The counties with the most foreclosures per housing unit were (from highest to lowest): Berkshire, Hampden, Bristol, Plymouth, and Nantucket.
25. New York
With 596 out of a total 8,322,722 housing units going into foreclosure in June, the Empire State had a foreclosure rate of one in every 13,964 households, putting the fourth most populated state in the 25th spot. The counties with the most foreclosures per housing unit were (from highest to lowest): Cattaraugus, Putnam, Broome, Orange, and Chenango.
24. Arizona
In Arizona, the 14th most populated state, 216 foreclosures out of 3,003,286 housing units. That put the June foreclosure rate at one in every 13,904 homes. The counties with the most foreclosures per housing unit were (from highest to lowest): Graham, Mohave, Santa Cruz, Yuma, and Pinal.
23. Texas
The Lone Star State saw 801 foreclosures in June. With a foreclosure rate of one in every 13,654 households, this put the second most populous state with 10,937,026 housing units into the 23rd spot. The counties with the most foreclosures per housing unit were (from highest to lowest): Concho, Martin, Camp, Atascosa, and Matagorda.
22. Missouri
The 18th most populated state, Missouri, came in 22nd for the highest rate of foreclosures in June. Of its 2,790,397 homes, 208 went into foreclosure, making for a foreclosure rate of one in every 13,415 homes. The counties with the most foreclosures per housing unit were (from highest to lowest): Bollinger, Dent, Pulaski, Bates, and Lewis.
21. Louisiana
Ranked 25th for population, Louisiana had 154 homes out of a total of 2,059,918 go into foreclosure. That means one in every 13,376 households went into foreclosure in June. The counties with the most foreclosures per housing unit were (from highest to lowest): Tangipahoa, Iberville, Livingston, Pointe Coupee, and Morehouse.
20. Alabama
Ranked 24th for most populated, Alabama came in 20th in June. Of its 2,255,026 homes, 174 went into foreclosure, making for a foreclosure rate of one in every 12,960 homes. The counties with the most foreclosures per housing unit were (from highest to lowest): Mobile, Marion, Lowndes, Elmore, and Coffee.
19. Hawaii
The 40th most populated state, Hawaii, came in 19th for foreclosures in June, losing ground from May when it ranked 31st. Of 542,674 homes, 46 went into foreclosure, making for a foreclosure rate of one in every 11,797 households. Only four counties in the state had foreclosures. The counties with the most foreclosures per housing unit were (from highest to lowest): Hawaii, Honolulu, Maui, and Kauai.
18. Rhode Island
The eighth least populated state also lost ground, moving from the 30th spot in May to the 18th spot in June. 42 homes went into foreclosure in June out of 468,335 total housing units, making the foreclosure rate for the Ocean State one in every 11,151 households (compared to one in every 18,733 households in May). The counties with the most foreclosures per housing unit were (from highest to lowest): Providence, Bristol, Kent, Washington, and Newport.
17. Iowa
With 136 housing units out of 1,397,087 homes going into foreclosure, the 30th most populated state’s foreclosure rate was one in every 10,273 homes in June. The counties with the most foreclosures per housing unit were (from highest to lowest): Fayette, Hancock, Sac, Worth, and Davis.
16. New Mexico
The 36th most populated state stayed relatively flat in the foreclosure rate rankings, moving to the 16th spot in June from 17th in May. Of its 937,920 homes, 95 went into foreclosure, making for a foreclosure rate of one in every 9,873 homes. The counties with the most foreclosures per housing unit were (from highest to lowest): Valencia, Otero, Sandoval, Dona Ana, and Bernalillo.
15. North Carolina
The ninth most populated state, North Carolina, moved from 24th place in May to 15th in June. Out of 4,627,089 homes, 531 went into foreclosure. That made its June foreclosure rate one in every 8,714 homes (compared to one in every 17,461 homes in May). The counties with the most foreclosures per housing unit were (from highest to lowest): Jones, Camden, Gates, Pasquotank, and Hertford.
14. Maryland
Ranked 19th for the most populated state, Maryland moved from the 23rd spot in May up to 14th in June for the highest foreclosure rates. With a total of 2,448,422 housing units and 286 housing units going into foreclosure in June, the state’s June foreclosure rate was one in every 8,561 households. The counties with the most foreclosures per housing unit were (from highest to lowest): Caroline, Somerset, Kent, Baltimore City, and Baltimore.
13. Georgia
The eighth most populated state, Georgia’s ranking changed only slightly from 14th in May to 13th in June for most foreclosures. Of its 4,283,477 homes, 513 were foreclosed on. That put the state’s foreclosure rate at one in every 8,350 households. The counties with the most foreclosures per housing unit were (from highest to lowest): Taliaferro, Crawford, Bibb, Glynn, and Seminole.
12. Maine
Ranked as the ninth least populated state, Maine also stayed relatively flat in its ranking between May and June, moving from 11th to 12th. With a total of 742,788 housing units and 92 foreclosures, the Pine Tree State had a foreclosure rate of one in every 8,074 homes. The counties with the most foreclosures per housing unit were (from highest to lowest): Somerset, Waldo, Androscoggin, Kennebec, and Aroostook.
11. Indiana
The 17th largest state by population, Indiana ranked 11th in June with a foreclosure rate of one in every 7,760 homes. Of its 2,886,548 homes, 372 homes were foreclosed on. The counties with the most foreclosures per housing unit were (from highest to lowest): Clinton, Grant, Kosciusko, Greene, and Crawford.
10. California
The most populated state, California, ranked 10th in June for most foreclosures. Of its 14,175,976 housing units, 1907 went into foreclosure, making California’s foreclosure rate one in every 7,434 households. The counties with the most foreclosures per housing unit were (from highest to lowest): Yuba, Shasta, Riverside, Trinity, and Humboldt.
9. Alaska
Alaska saw 43 foreclosures in June (compared to 21 in May), making the June foreclosure rate one in every 7318 homes. That caused the third least populated state, with 314,670 housing units, to move up from the 21st spot in May to the ninth spot in June. The counties with the most foreclosures per housing unit were (from highest to lowest): Matanuska-Susitna, Anchorage, Fairbanks North Star, Kenai Peninsula, and Aleutians East.
8. Florida
Florida’s foreclosure rate of one in every 7,251 homes put the third most populated state in the country into the eighth spot in June. Of its total 9,448,159 housing units, 1,303 went into foreclosure. The counties with the most foreclosures per housing unit were (from highest to lowest): Gilchrist, Gadsden, Suwannee, Levy, and Baker.
7. Ohio
Ohio moved in June from the sixth to seventh spot with a foreclosure rate of one in every 6,955 homes. With 5,202,304 housing units, the seventh most populated state had a total of 748 filings. The counties with the most foreclosures per housing unit were (from highest to lowest): Cuyahoga, Trumbull, Henry, Defiance, and Stark.
6. Connecticut
With 224 of its 1,516,629 homes going into foreclosure, Connecticut’s foreclosure rate went up in June to one in every 6,771 households compared to one in every 11,152 in May. In the 29th most populated state, the counties that had the most foreclosures per housing unit were (from highest to lowest): Windham, New Haven, Fairfield, Hartford, and New London.
5. New Jersey
With a foreclosure rate of one in every 6,367 homes in June, New Jersey held on to its fifth spot from May. The 11th most populated state has 3,616,614 housing units, 568 of which went into foreclosure in June. The counties with the most foreclosures per housing unit were (from highest to lowest): Salem, Cumberland, Passaic, Sussex, and Camden.
4. South Carolina
With one in every 5,971 homes going into foreclosure, South Carolina moved to fourth place in June from eighth place in May. Ranked 23rd for population, South Carolina has 2,286,826 housing units and saw 383 foreclosure filings in June. The counties with the most foreclosures per housing unit were (from highest to lowest): Orangeburg, Florence, Spartanburg, Marion, and Lexington.
3. Illinois
Illinois held on to its number three ranking from May for highest foreclosure rate. Of its 5,360,315 homes, 905 went into foreclosure, making the sixth most populated state’s foreclosure rate one in every 5,923. The counties with the most foreclosures per housing unit were (from highest to lowest): Tazewell, Scott, Rock Island, Saint Clair, and Macon.
2. Delaware
The sixth least populated state in the country, Delaware remained in second place for the highest foreclosure rate. With one in every 5,700 homes going into foreclosure and a total of 433,195 housing units, Delaware saw a total of 76 foreclosure filings in June. With only three counties in the state, the counties with the most foreclosures per housing unit were (from highest to lowest): Kent, New Castle, and Sussex.
1. Nevada
Ranking 34th in population, Nevada held on to the top spot as the state with the highest foreclosure rate, with one in every 3,959 homes going into foreclosure. With a total of 1,250,893 housing units, the state had 316 foreclosure filings. The counties with the most foreclosures per housing unit were (from highest to lowest): Lander, Lyon, Clark, Carson City, and Elko.
The Takeaway
Of all 50 states, California had the most foreclosure filings (1,907), and Vermont had the least (5). As for the states with the highest foreclosure rates, Nevada, Delaware, and Illinois held on to their top three spots from May, respectively. The South and the West tied in June for the regions with the largest presence among the 10 states that ranked the highest for foreclosure rates. The South region included (from highest to lowest): Delaware, South Carolina, and Florida. The West region included (from highest to lowest): Nevada, Alaska, and California. The West also had the largest presence among the 10 states that ranked the lowest for foreclosure rates. These states were (from highest to lowest): Idaho, Washington, South Dakota, Colorado, North Dakota, and Montana.
